SCOPE Expansion & Renovation

We were brought on board originally to replace windows, upgrade the kitchen and bathrooms, add a rear infill piece for a new primary bedroom suite and create a new separate and dedicated hallway to the rear yard. After Planning's 311 Notification and Historic Resource Assessment processes (qualifying the Category "C" historic designation) we secured approval for the large picture window at the front facade and were on our way with the scope. In the middle of what became the first phase of remodeling the upper level, we were requested to develop documents for a second permit to build out the crawl space under the new and existing bedrooms. The building department considers this a "Rooms Down" and in part because the new scope had a dedicated entrance, we were able to secure the second permit in days. The evolution in design of a modest, depression era, 2 bedroom, 2 bathroom single family home into a gracious, modern, 4 bedroom, 3 1/2 bathroom home with a state of the art kitchen, optimized flow and high flexibility of use was an exercise in hard work, patience and the maintenance of a clear vision throughout the complex approval and construction processes.
