Pencil Box provided Concept Design through Construction Administration for 30,000 SF of laboratory space on level 2 and 30,000 SF of office space on level 3. The project involved a complete gut and remodel of all three floors and took more than 2 years to finish. Manufacturing was dedicated to level 1 and defined by the Oakland office of IPS. Kyle was responsible for designing all facets of space use on levels 2 and 3 as well as the lobby area and circulation areas outside of the clean manufacturing space on level 1. Using the existing conditions Revit model created by IPS, Kyle provided comprehensive office, laboratory and equipment space planning for both floors. She worked closely with the Nkarta team to identify critical functional adjacencies and support needs for the facility. The Pencil Box team provided the final drafting of all spaces, all material specifications, lighting design and equipment matrixes which were incorporated into the permit documents and completed by IPS with support from our team. We coordinated design with the end user to optimize the layout for function and space use. All design decisions were provided by Pencil Box Architects, and our design tools and renderings were used for Board presentations for fundraising and project approvals.
